Our maximum (upset) bids for upcoming Sheriff Sales are posted on this page approximately 48–72 hours prior to the scheduled sale.
We do not provide bids, property details, or other information by phone, email, or facsimile to any third party.
Before You Proceed
If you are interested in bidding on a property scheduled for Sheriff’s Sale, please read the following carefully and complete the acknowledgment form below to proceed.
Pre-Sheriff Sale Information
- “As-Is” Sale Condition
All Sheriff Sales are conducted strictly on an as-is basis. Neither the lender nor Stern & Eisenberg makes any representations or warranties regarding the property’s title, insurability, or physical condition. - Property Access & Ownership
The lender cannot provide access to or sell the property prior to the Sheriff’s Sale, as ownership remains with the current title holder until the sale is finalized. - Role of Stern & Eisenberg
Stern & Eisenberg, P.C. serves as counsel to the plaintiff (lender). We are not the trustee and do not conduct the sale. Unless otherwise ordered by the Court, the County Sheriff conducts the sale. - Legal Representation & Advice
We represent the plaintiff only and cannot provide legal advice to any party not represented by our firm.
If you are considering bidding or have questions about the process, please contact your own attorney. For assistance finding one, you may contact your County Bar Association for a referral to a qualified real estate attorney. - Information Availability
We do not provide title reports, property condition details, or other sale information by phone or email.
All information available to the public will be posted exclusively on this webpage. Please note that bids and sale listings are subject to change at any time, and a property may be withdrawn, postponed, cancelled, or stayed without notice. - Third-Party Websites
If you find the property listed on auction.com or other similar sites, contact those companies directly. Stern & Eisenberg does not represent or provide information regarding their sales. - Bidding Conditions
Each County Sheriff sets their own terms of sale. You should review those terms carefully and contact the Sheriff’s Office with any questions. You may also consult your attorney for guidance.
Post-Sheriff Sale Information
If the lender becomes the successful bidder, it may later engage a licensed real estate agent to market and sell the property.
Stern & Eisenberg has no control or involvement in this process.
A realtor will typically advertise the property and post a “For Sale” sign within 15–90 days following the Sheriff’s Sale.
